Buying and selling your home

Buying and selling your home is usually the biggest financial commitment anyone makes. We can act for you and advise you with:

  • Selling your existing property, and buying your new home
  • Mortgages, re-mortgages, and equity release loans
  • Joint ownership
  • Gifts/transfers of property
  • Lettings

  • We know how important it is to keep you informed, work efficiently and cost-effectively without cutting corners, to keep your conveyance on track, while ensuring that you suffer the minimum of stress.

With on-line access to the Land Registry and for searches, we are able to reduce the time it can take to progress these types of transaction.

Wills, Probate, Tax Planning, the Elderly

You will want to make sure that you have made sensible provision for the future, avoiding problems for your loved ones and minimising tax liabilities

    Wills and Tax Planning

There are common, mistaken, beliefs about 'next of kin' and rights of inheritance, including the existence of 'common law' spouses that can be dreadfully wrong and cause families real difficulties at a sad and distressing time following a death. This applies particularly when people live together and are not married, or if someone dies. We can ensure your estate passes as you wish, not as the law dictates on intestacy, but to do this you need a properly drafted will by a suitably qualified expert.
We also advise on tax-planning for your estate to minimise, or even eliminate, the need to pay inheritance tax. Trusts can be helpful in achieving your aim, and we can advise on their use, and prepare them for you.

    The Elderly:

We give help and advice to, and about, the elderly. We can prepare Lasting Powers of Attorney which appoint a person or persons you trust to deal with your property and affairs if ever you become incapable of doing this. If you have to look after the affairs, and make arrangements, for an elderly relative, we can also help you. If it becomes necessary, we can assist with applications to the Court of Protection.

    Help when someone has died

When there is a death, someone has to attend to the winding up of their estate. Who this is depends on whether the person who has died has left a will, or not. At a sad and distressing time, this can place a considerable burden on people who have been recently bereaved. We can obtain Probate (if there is a will), or Letters of Administration (where there is no will), collect in the estate, ensure any debts are paid; and distribute the estate either according to the deceased person's will, or by the rules of intestacy.

Robin Wayne has considerable experience with this type of work.
